Inside is a spacious entry with a beautiful W.C. The huge living room is elegant yet relaxed and has a wood burning fireplace. The entire property is decorated with antique furnishings and specialty finishes that add to the overall ambiance of this exceptional island home. The dining room is an open space that is perfect for both formal and casual meals with family and friends. The kitchen combines traditional Mykonian design with the highest quality in modern appliances.
On the completely private upper level is the master bedroom suite. Both the master bedroom and bath are beautifully decorated with exceptional attention to detail and also have outstanding sea views from two large terraces with outdoor seating. The 4 additional bedrooms and 3 bathrooms are on the lower level of the house and are both luxurious and functional.
The guest house is a completely separate home adjacent to the main residence. It includes a complete kitchen, dining area, built-in island style living area and 2 private terraces with gorgeous views. Upstairs is the master suite composed of a large bedroom and en-suite bathroom. The lower level has a large bedroom with full bathroom with a private terrace.

Transportation & travel arrangements
A deposit of 30% of the property rental must be paid. If the booking takes place 21 days prior to arrival full accommodation amount must be paid. No contract with us will exist until we have received this amount and the booking form duly signed and have consequently confirmed your booking. Should you later cancel, cancellation charges will become payable in accordance with paragraph 3.
2. PAYMENT OF THE BALANCE
The balance of the payment must be paid at least 21 days before your arrival. If the balance is not received by us by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges and to retain the deposit. For bookings made within 21 days of your arrival date, you will be required to pay the full amount of your holiday at the time of booking.
3. CANCELLATION BY GUESTS
It is agreed between us that should you wish to cancel all or any part of your booking, or that the booking is canceled by us due to non-payment then we shall be entitled to the following percentage of the amount. 40 days or more before arrival = 30 % (non-refundable deposit) 21 days before arrival = 100% (deposit & balance) All cancellations requests must be sent to us in writing and signed by the signatory of the booking form. Security deposits will be fully refunded.
4. CANCELLATION OR ALTERATIONS BY OWNER
Although it is unlikely that we will have to make any changes to confirmed arrangements, it could occasionally happen, and we will advise you at the earliest possible date. If for any reason beyond ourcontrol we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar or better property. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the amount paid to us for the property, but we will not be liable for any cancellation charges for travel arrangements.
5. MINIMUM RENTAL PERIOD
For weekly rates, minimum stay is 1 week. Exceptions may be allowed depending on the property and availability. Surcharges may apply. For daily rates, minimum stay is 3 nights unless specified otherwise.
6. NUMBER OF GUESTS
Only those persons stipulated on the booking form may use the property. The number of guests must not exceed the maximum number indicated in the booking form. Should the owner find that more than the specified number of guests are occupying the property he will be entitled to ask the clients to vacate the property immediately.
It is a condition of booking that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage should be purchased at the time of the booking. Please contact your travel agent, travel consultant or insurance broker about this. Your signature on the booking form confirms that you are covered by such insurance.
8. ARRIVAL AND DEPARTURE TIME
Arrivals and departures are on Saturdays only, unless otherwise agreed upon at the time of booking. Check-in time is 2:00 pm Check-out time is 11:00 am. We cannot guarantee early check-ins or late check-outs unless confirmed by us in advance.
9. SECURITY DEPOSITS
A security deposit of 2,000 Euros for the Anassa Residence and Guest House and 500 Euros for the Superior, Delux and Suite Villas is payable before the beginning of the tenancy, to cover the cost of any damage to the property or its contents during the term of rental. The deposit can be paid with the balance of the reservation, or with cash or credit card at the time of check-in directly to the owner. The amount less any applicable claims will be refunded to the guest in the same way it was paid to the owner. Cash deposits will be handed back to the guest at the end of the rental period once the owner has had an opportunity to assess the condition of the property.
10. PROPERTY DAMAGE
The guest who signs the booking form is responsible for the correct and decent behavior of his party. Guests are responsible for any loss or damage caused to the property or its contents. Guests are required to report any damage to the owner and to bear the cost of repair or replacement. Should guests behave disrespectfully towards the property and its contents, the owner reserves the right to ask all guests to vacate the property immediately.
11. ENTERTAINING AT THE PROPERTY
Parties and other functions involving a large number of invitees are strictly prohibited unless fully approved by the owner in advance. In the event of unauthorized use of the property in such a way, the owner has the right to ask all guests to vacate the property immediately and the security deposit will be fully forfeited until all applicable claims are fully assessed.
12. GUEST INJURY DISCLAIMER
We will not be held responsible for any accident or injuries to guests or their children during their stay under any circumstances.
Children are welcome. Please notify us at the time of booking if there will be any children in your party and their ages.
Pets are generally not accepted however if you want to bring one with you, please check with us. If accepted, you will be asked for an additional security deposit.
15. SWIMMING POOL
The swimming pool, will be kept clean and operational by the property staff. Pool towels for are provided for guests use, however beach towels are not.
16. MAID SERVICE
The property will be cleaned at the beginning of the rental period, before arrival. However, guests should leave the property clean and in good order at the time of their departure. If the property is not left in acceptable condition the sum of 50 Euro per bedroom will be deducted from the security deposit. Linen change and general maid service are provided twice weekly, for the Superior, Delux and Suite Villas and daily for the Anassa Residence and Guest House, unless a different agreement is made between the guest and owner at the time of booking.
17. WATER AND ELECTRICITY
Please note that the property is located on a small island which often has severe problems with drought. Water is a commodity to be used sparingly during the summer months and service may be disrupted occasionally. Electricity may also be disrupted, normally for a short period of time. As such we ask for your patience and cannot be held responsible for any inconvenience created by events beyond our control.
Photographs taken at the property cannot be used or sold for profit without the written authorization of the owner.
Valuables left at the property are at the risk of the guest. The owner and the property staff cannot be held responsible for their loss or misplacement.
